Q: Are BBD plans drawn by architects?

A: No. BBD plans are all drawn by draftsmen with years of experience in residential drafting and structural design. Most states do not require residential home plans to be reviewed by an architect or engineer. However, BBD plans can be reviewed and approved by a local engineer registered in Indiana, Illinois, Kentucky, Ohio, Louisiana, Alabama, and Wisconsin. (Engineering services provided in partnership with Renaissance Design Build, Inc. Engineering services are not included in the cost of prints.)

Q: Do BBD plans comply with all federal and local codes?

A: BBD plans are drawn to comply with IRC 2003 Code. Therefore they should be suitable for construction in any state. But remember, codes do change and local codes may differ. Your builder is ultimately responsible to assure all code compliance. Check with your local building inspector with questions.

Q: Do BBD plans include plumbing, electrical and HVAC drawings?

A: No. Most all builders have subcontractors that work with them regularly. The builder’s plumber, electrician and HVAC subs will be responsible for planning and installing the mechanicals. (In most cases they would make their own plan and have it approved by you and the builder even if the plans you purchase include mechanical drawings.)

Q: Are BBD plans guaranteed?

A: Yes. BBD plans come with a money back guarantee. Should you encounter problems with the plans that are our fault, we will gladly refund 100% of the purchase price.

Q: Is a materials list available for BBD plans?

A: BBD does not provide a materials list for any of our home plans. Material requirements and availability vary widely from place to place. Your local building supply center will usually do a ‘take-off’ of the materials free or for a small charge that is applied toward the purchase of the materials.

Q: What if I need plans to be reviewed and sealed by an engineer?

A: BBD works in partnership with Renaissance Design Build, Inc. to provide engineering services as required. (Engineering services are not included in the cost of prints.)
